This is Lean Construction, this work methodology seeks to promote good project management practices. The Lean philosophy is based on two principles: "Add value to our customers"; and "minimize waste." And Green Building that aims to promote sustainable and eco-friendly buildings.
The construction industry presents fairly high waste rates. In a range of 0% - 100%, only 30% is productive work, the remaining 70% is clearly waste. Unlike other industries, such as banking, manufacturing where rates are above 50%, 60%, 70% of productive work. There is a commitment of the directors in the application of this methodology. Produktiva is an important part of the Peruvian Chapter of Lean Construction. Within the mission of the company is the fact of seeking operational excellence, productivity and innovation in the entrusted projects. In that sense, there is complete alignment between innovation (lean) and business mission. Likewise, the vision contemplates highlighting by adding value to customers, which is also achieved with Lean. With Lean Construction, you can improve productivity by reducing the waste of the construction process.
This innovation has two important impacts: the first is to achieve operational excellence by generating tangible savings for the company and the second to improve the relationship with the environment, which translates into a better position in terms of corporate social responsibility.
General construction processes were improved, minimizing physical waste and "rework" by 60%. Better quality of products (departments) with lower environmental impact. The level of physical waste was reduced by 35%, which meant less use of resources. The short-term effect was to obtain more works to build sustainable buildings and generate higher profits. The long-term effect through the leadership of the Peruvian chapter of Lean Construction will be maintaining the tendency to integrate other companies in the new philosophy and that it generates greater benefits not only economic where the concept of sustainability has been spreading with greater interest
Considering that the construction industry has an average of 30% productivity, achieving that ratio up to 75% implies significant savings that translates into the possibility of carrying out several projects (purchase of land) and winning more works for the company can be sustainable with a new business model. Also, having environmental certifications means that the company can benefit from certain benefits that the Peruvian government has been developing as an impetus for companies to work and be less polluting in every way.
The reduction of physical waste per se is a great contribution to the environment. Being efficient in the use of wood, water means an adequate use of resources with less waste. So, the more efficiency is achieved in the use of resources, then, also, tends to protect the environment. In the case of the use of Green Building we can generate lower emissions and keep harmony with the environment with the use of lesser resources.
