Summary

DynaHome is a housing construction solution with on-site (cast-in-situ) monolithic technology. By using this method, the quality of building will be better and more efficient in term of time and cost compare to the conventional method. This construction solution developed by PT. Semen Indonesia Tbk. (SIG) responding to the challenges of stakeholders that involved in the construction of houses, there are developers, contractors, homeowners, and also government.

Innovation

DynaHome is a process of building a house with a monolithic system concept using concrete molds that are arranged and adapted to the desired house design. After the mold arrangement is complete, the next step in the process is pumping the light concrete into the molds using an equipment called a DynaPump. DynaPump is a supporting tool in the construction process that is used for making the concrete as well as a tool that can pump the concrete into the mold.

Monolithic construction is a method by which walls and slabs are constructed together. In this method, fresh cement concrete is poured into a lightweight aluminum formwork system having the required reinforcement bars for the strength needed. As the walls and slabs are casted along with the reinforced steel for wall structure and sparring for electrical and plumbing, the whole wall construction is very fast and efficient. By using this method the results of building quality will be more consistent compared to the conventional methods.

In terms of house design, the DynaHome has several alternative designs that can be adapted to the land area, the choices of type of building are type 30, type 32, type 36, type 40, and post-disaster house design, and therefore, a homeowner can choose which design fits with their needs. DynaHome delivers any desired design by the contractors or developers as well.

DynaHome monolithic building concept has received earthquake-resistant building certification from KDS A-D (equivalent to 7 Richter scale), soundproof building certification, and also fireproof wall certification.

DynaHome is one of the SIG committed to supporting and achieving sustainability in the construction field in Indonesia.


Overall impact

The government continues to strive to reduce the residential backlog by providing decent housing in Indonesia. Based on the 2020 National Socio-Economic Survey (Susenas) conducted by the Central Statistics Agency (BPS), the number of housing backlogs reached 16.4 million units or 22.5% of the total households in Indonesia. The numbers could be increasing along with the growth of the population.

Since 2015, President Joko Widodo (Jokowi) has implemented the One Million Houses Program to address the national housing shortage and backlog in Indonesia. Meanwhile, the realization of the program from 2015 to 2020 has reached 5.8 million housing units. The gap between demand and supply of housing units needs to be addressed with appropriate solutions. DynaHome is a new business initiative of SIG that can address this kind of situation.


Business benefit

In the process of building houses for the residential segment, there are several stakeholders involved, there are homeowners, developers, and contractors. Each stakeholder has their own challenges. For homeowners, the challenges are the lack of building quality, the lack of fulfillment of the concept of growing houses, and also the length of the construction process. For the contractors, the challenges are the long construction period affecting working capital, the accuracy of planning, realization of over budget, and also the additional cost of repairs as an impact of the lack of quality of the building. For developers, the challenges are the length of the construction process, longer business profit cycles, and not optimum construction costs due to wasted material. Using DynaHome, the construction process will be 40% more efficient compared to the conventional method, other than that waste material will be reduced significantly.

Currently, there is one project that has used the DynaHome concept located in Gandus, one of the sub-districts in South Sumatra Province. The first phase of the project is to build 20 houses and is most likely to continue building until the construction of another 300 houses in the project is achieved.


Social and environmental benefit

DynaHome is an alternative solution to reduce the housing backlog in Indonesia. Apart from that, DynaHome has a good benefit for the environment, the construction process with DynaHome does not require the support materials needed such as bamboo and wood which in the end becomes waste after the construction process is finished.
