Summary

The Payne & Payne Architecture & Design Team has been constructing award-winning custom Green homes in a wide range of architectural styles throughout Northeast Ohio. Payne and Payne’s Design Team seamlessly brings the client’s vision to reality within budget. Thus, providing clients with a home that's more efficient, more durable, and less costly to run.

Innovation

One of the many exceptional projects done by Payne and Payne is the Treehouse Project. It is the first home in Northeast Ohio to have a LEED Platinum certification (highest certification for Green Homes). The Treehouse Project has substantially lowered utility bills and provided home ownership at a very affordable price.

The home focuses on minimizing energy use as much as possible and also includes renewable and clean energy sources, including harvesting energy from natural resources. Examples of this are compact fluorescent bulbs, low-e argon windows, efficiency lighting fixtures, and high density, recycled wool cellulose insulation. Other energy efficiency upgrades include programmable thermostats and instantaneous water heaters. The home’s rain water displacement is managed through a rain garden.

According to Merilee Marshall, owner of Treehouse, “the Treehouse has essentially achieved Net Zero energy use. The gas bills have been ZERO to only a few cents, not including the $30 of taxes and fees just to have the account.” (http://www.payne-payne.com)

Building Green Homes

Inspiration

In 2007, Dave Payne started the Green Building Initiative with a few associates and started focusing on educating their staff to understand the change in the industry as they felt that sustainability in this industry is relevant and could lead them to be in the forefront in the future.

Because building a home is a substantial investment from the client’s side, Dave Payne wanted to create homes that will not only last long but will also be equally suitable in the future for their clients. So with a few industry peers, Dave started to analyze the demand for sustainable homes and also took the initiative to educate their clients about Green Homes.

Overall impact

Green Homes perform better than the non-green Homes in terms of energy efficiency, development costs, construction and utility costs. They are also sustainable in the long run because of the type of energy sources (renewable energy) used for the functioning of these homes, providing clients with homes that are relevant in the future.

By lessening utilization of non-renewable sources that contaminate the Earth, green structures add to keeping the Earth clean. Furthermore, by decreasing the levels of carbon dioxide discharged into the air, they help to reduce the pace of environmental change. Also, most of the construction material is being made from sustainable sources or sources that can easily be replaced by better sustainable raw materials. Hence, they provide customers with more affordable and eco-friendly products to be used at home, which allows customers to waste less.

Business benefit

Today’s clients want homes that are durable, as well as practical in the future. Hence, there is a huge demand for homes that are equally suitable in the future. Thus, by being completely independent of any form of non-renewable energy and creating all the energy by renewable resources, not only we are being sensible in the usage of resources but also practical. Payne and Payne comes in and bridges the gap between the customer’s needs and designing an affordable home. In this process they endeavor to instruct their customers about the different "green building" strategies and materials that they utilize. Alongside adding to our planet, they approach this from the point of view of practical advantages to their clients and their families. Social and environmental benefit

Green Homes save approximately $5,000 per year on owner-paid utility costs compared to Non-Green Homes. Families residing in Green Homes save nearly $96/year ($8/ month) on energy costs when compared to Non-Green Homes.

Expenditure on energy in Green Homes is 12% less per square foot and than non-green Homes. Also, Energy Consumption is 14% less per square foot by Residents of Green Homes. (https://www.usgbc.org)
